Acreage plumbing is a different job to a standard town-water home. Out at Mount Cotton, Sheldon, Redland Bay, Thornlands, Ormiston and the acreage fringe of Capalaba, plenty of properties rely on a rainwater tank and a pressure pump for some or all of their water, and when the pump plays up, the whole house feels it — showers lose pressure, the washing machine will not fill, and sometimes the water stops altogether.

These properties tend to share the same features: bigger blocks, longer pipe runs from the tank or pump shed to the house, and a water supply that depends on mechanical parts rather than mains pressure alone. That means more can go wrong, and it usually shows up as a whole-house problem rather than a single fixture — weak pressure everywhere, hot water that will not run properly, or no water at all. Sheldon and Mount Cotton in particular carry a lot of large lifestyle blocks with pools, sheds and established gardens, where a long-buried pipe run failing is not always obvious until pressure starts dropping across the property.

What goes wrong on tank and pump systems

• The pump will not start at all, or trips out as soon as it is switched on
• The pump cycles on and off repeatedly even when nothing is using water
• Pressure drops off, is inconsistent, or is fine at one tap and weak at another
• The pressure switch or controller has failed or is giving false readings
• A tank-to-mains changeover valve is stuck, leaking, or not switching over properly
• A float valve in the tank is faulty, causing overflows or a tank that never fills
• Filters are clogged or overdue for a change, restricting flow to the house
• Long pipe runs from the tank or pump shed to the house are leaking, corroded or undersized
• Hot water units fed from tank pressure are cutting out or underperforming because the pressure feeding them is not right

What we do

We start by diagnosing the actual fault rather than guessing. A pump that will not start could be an electrical fault, a pressure switch problem, or the pump itself — and a pump that cycles constantly is usually a pressure tank or switch issue, not the pump. Once we know what is wrong, we repair or replace the pump, the switch, the controller or the fittings as needed.

Beyond the pump itself, we handle the plumbing between the tank, the pump and the house — pipe runs, fittings, tank connections, and the changeover valves that switch a property between tank water and mains supply. We also connect and troubleshoot hot water units and toilets that run off tank pressure, which behave differently to a mains-fed system and need to be set up correctly to work well.

Filters are one of the most overlooked parts of a tank system. A clogged filter can look exactly like a failing pump — pressure drops, flow slows, and taps that used to run fine start to struggle — so we check filtration early in the diagnosis rather than jumping straight to the pump. The same goes for float valves in the tank itself: a valve stuck open or closed can leave a tank overflowing onto the ground or never filling past a certain point, and either one is a simple fix once it is found.

We assess the job on site once we have seen the pump, the pipework and the tank setup, then give you a figure before any work starts. No surprises on the invoice, whether the job takes twenty minutes or half a day.

Response times

Acreage properties are further from our Wellington Point base than the inner Redlands suburbs, but they are still fully within our service area. Same-day response is standard, and for a genuine emergency — no water, a burst pipe, or a pump failure that has left the house without pressure — we still aim to be on site within a couple of hours, 24 hours a day, seven days a week. Distance does not change the priority we give the call.
